Throughout the history of TA Realty, our long standing relationships with various business affiliates, our network, has grown to include:

  • Regional and national lenders including banks, insurance companies and mortgage brokers

This network provides real estate and capital markets information and investment opportunities - off-market deals - that are otherwise unavailable to the general market.

Deal Sourcing
TA Realty's unique sourcing of product has developed over more than twenty-five years in the marketplace and is the centerpiece of our acquisitions program. We actively invest, manage and sell real estate in 35 markets nationwide. We also follow another ten to fifteen investment markets for potential opportunities. The majority of our acquisitions come from our knowledge of other owners in the marketplace or from our network of real estate and service professionals described above. These sourcing networks enable us to understand market movements, competitively identify investment opportunities and acquire assets at discounts that result in enhanced returns to investors. In addition, TA Realty's reputation as deal closers who can act quickly has translated into significant off-market deal flow and allows the Firm to close on transactions that never hit the market. Examples of off-market transaction sources include the following:

  • Network member knowledge of landlords and potential sellers in the market
  • Leasing brokers introduction to landlords and/or tenants with purchase options
  • Estate sale transactions where confidentiality and speed are a primary concern
  • REIT sales at quarter or year end to meet dividend requirements - non brokered, direct purchase
  • TA Realty acquisition professional's relationships with developers, advisors and owners - business associates with whom we have completed transactions with over time
  • Pre-sales of all product types with national and regional merchant builders
