TA Realty’s hold/sell process is conducted for each investment in connection with the annual business plan review, and at times more frequently, to determine the optimal timing of a disposition. TA Realty’s investment style, product focus and experience allow for multiple options when seeking disposition of assets. Each property type has a unique real estate and capital flow cycle. TA Realty will seek to remain flexible in our timing and selection of assets to sell.
In general, our portfolio of small to medium-sized assets, with an average investment size of approximately $20-30 million, is relatively liquid at any time within a cycle. This deal size is appealing to institutional buyers as well as private buyers, tenants, users and 1031 exchange buyers. Hold/Sell decisions are part of the Portfolio Management function augmented with input from individual asset managers.
